My name is Douglas.
I built this solution after years of dreaming it, thinking it and planning it on paper. After breaking away from condo management, I reconnected with Art Katsaga, an old friend who had also been in the condo sector for years, and we started building CONDOAI for real.
I'd been in tech 5 years and a condo manager for 10 years before I wrote a single line of code. Art had scaled his security/concierge service business to $4M ARR. Back in the day I had contracted his company to staff my condo, and over the years we discussed the issues as we saw them play out at multiple properties:
- Good managers trying to run through quicksand but sinking, buried in admin, grinding it out with software that created as many inefficiencies as it solved, adding unnecessarily to the "burn-out" factor.
- On the other side of it, Boards and Owners were often demanding what could not be delivered legally, while management companies were promising Boards and Owners what could not be delivered practically.
In 2018, I started designing what would become CONDOAI. The plan evolved significantly in 2023 based on my experience managing day-to-day processes in all condo types, dealing with every imaginable scenario. I took it a step further, incorporating research done over the years into what went on at condos that I didn't manage myself — while attending board meetings and AGMs as a recording secretary — sitting quietly in the corner listening intently, watching and talking casually with other managers along the way.
I had already started retooling my tech skills by the start of the AI revolution in late 2022, which transformed my plan into something much greater than it could have been. I upskilled my programmer/analyst toolset and then some. And then Art and I gathered together a dev team and industry advisors with very specific talents and expertise. CONDOAI is the result and we are thrilled to be finally bringing it to life in the third quarter of 2026.
